Hello every one first of all I would like to thank every one for their participation

#1.we had the largest participation of Las Palmas History... total proxy's 145 as follow 118 In Favor 19 Not in Favor 1 Void 7 Delinquent.

#2Today's meeting was legal and we had a quorum.(Sept 12th 2009)

#3.CC&R's. 5.8 Voting We are Class A.....Each owner/shareholder of the trust shall be entitled to one vote for each Class A Membership held by such Owner.

Las Palmas HOA Condominium Regime Document was recorded 30Th of November 2000 after passing the approval of Mexican legal Procedure: Attorney, Notario, and Public Registry of Property Officers.

Also I am sure all of you have your trust you received at Closing. It is the one with light Blue Cover...It will have owners name on it and two dates on the front.cover like mine says Fecha de Otorgamiento 13 DE AGOSTO 2005, Fecha de Testimonio 15 DE SEPTIEMBRE 2005. When I go to the voting page it also says 5.8 Votacion........Class A......un voto...........same as our CC&R's in English language

As a owner at Las Palmas I trust this document is legal in State of Sonora, City of Puerto Penasco, Country of Mexico.
This Document has a legal stamp on every page by Lic.Prospero Ignacio Soto Wendlandt.titular de la Notaria Publica Numero Cinco Hermosillo Sonora Mexico.
Also Secretaria De Hacienda Insituto Catastral Y Registral C.Victor Manuel Perez Herrera has signed and registered in Puerto Penasco. also in the back section there is numerous Instituto Federal Electroral that has signed this pages.

#4.Our Restaurant will turn over their Keys to HOA as Sept 13Th 2009 since they where supposed to start paying rent Sept 5Th 2009 they opted to move out.

#5. We have a New tenant moving in Sept. 13Th 2009. Reggie's Drunken Donuts will take over the Restaurant space and the two Bar's. I am sure all owners has ones been in to one of their shops either on Sinalona or Calle 13 for fresh Donuts and Burritos....they have all kind of great Ideas planned for the Las Palmas.... so be sure to visit them when you are at your unit.

#6.Reserve Funds.has been sitting and not earning us more than .15% we did some changes last week and now we are earning 1.45%.

#7.Our Budgeted Budget Jan to August is $494,462.00 the Actual budget for this period is $407,723.00 saving of $86,739.00.

#8. Rental Impact fee. Budgeted Jan to Jul. $72,446.00 Actual $55,132.27 - $17,313.73 under budget. Loss here.

#9.Delinquent HOA due's.as of August 31 2009 is Condos $17,923.01 ,SBPH $33,544.86 Villas $31,355.81 total $82,823.68

#10.Any one delinquent will have their voting right revoked. We do have a Annual meeting coming up in November and if you like to have you vote count You need to be current.

#11.HOA action that is legal in Puerto Penasco.
1.Do not allow the entrance to Las Palmas Development to guest or renters of units not current with their fees.
2. Do not allow the use of common area to guest or renters of units not current with their fees.
3. Allow the entrance of homeowners with past due fees but not allow them to use common area or services.
4.SUSPEND WATER SUPPLY to units not current with their fees, due to the fact the HOA PAYS FOR WATER FOR ALL THE UNITS
5.Put a Court lien and/ or foreclose units with more than 2 fees in default as established by the SONORA CONDOMINIUM LAW ARTICLES 32 and 37.

#12 Shannon has sent out HOA dues. You can pay your dues by credit card or set set up automatic monthly charge to you credit card.
