Dear fellow share holders.
I am sure numerous home owners are getting e-mails from other home owners that states that "Any Owner served with a Notice of Violation may request a hearing"
the quote that is mentioned in this letter comes from Las Palmas bylaws ARTICLE 5 5.2.4
If you are requesting a hearing we as the HOA must follow the following
5.1 then 5.2.1 , 5.2.2, 5.2.3, 5.2.4 (please look up in your copy otherwise this letter will be a book).
The Board has not Imposed any Fines on any one unless quoted in the CC&R's.
If you are requesting a hearing due to HOA trying to Collect delinquent HOA dues as 5.1 ...."The Board has the right impose reasonable fines....." HOA dues are not fines they a mandatory requirement for our community to survive.... every Share holders has the requirement of paying their Dues and the HOA has the right to collect delinquent amounts from the Share holders as quoted in the CC&R's.
As a board we like to work in harmony with our fellow Share holders and of course there is time that we will disagree how the Business is run.
If our community is going to prosper we must follow the Mexican law and our CC&R's
We do have one request when you pass a e-mail along the fellow share holders please quote the ARTICLE number and let us know if it is in the Project Documents, Bylaws, Design guidelines or Association Rules this is just common courtesy to fellow Share holders.
If our community is going to prosper we must work as a team and if you disagree from the majority of the Share holders miss quoiting the CC&R's is not going to solve the problem.
BUDGET end of April. Our budget that was proposed last Nov was cut back 10% by our meeting in Feb. as of end of April 2009 we are 15% under Budget that was approved by the Share Holders at this meeting.
The Board has been working hard with HOA Manager Francisco and we just changed Insurance companies this month and saved us $1,653.28 for better insurance policy.
Francisco is getting bids on pool supplies since summer season is starting and that is a major cost for our community.
MARK YOU CALENDERS JUNE 20 IS THE DAY.......WE ARE GOING TO TAKE CREDIT CARDS FOR THE HOA PAYMENTS FOR THE 3RD QUARTER.....YOU ASK FOR IT AND YOU GOT IT......THERE WILL A 3% SERVICE CHARGE TO PAY YOUR BILL TO OFF SET THE BANK CHARGES. and off course you can send a check as in the past..
