Hello fellow home owners at Las Palmas Resort. I spent two and half hours with our HOA Manager Francisco we had a very constructive and informational meeting. I am not going to bore you with long news letters every month but a short update what is happening in Las Palmas. 1.EMPLOYEES-25- turn over ratio very minimal-paid salary daily rate-follow Federal employment laws in Mexico. 2.COST OF ELECTRICITY-federal government sets the rate-6 zones-Federal Government subsidized the rate June threw part of September. We pay all of the rate rest of the year. That is why some time our electric bill is so high even if we are not using our unit more than few nights. 3.WATER-Price Range set by State of Sonora-there is four different classifications-Residential local-Business commercial- Tourism residential- Industry. Sandy Beach is Classified as Industrial and it is the highest rate. Francisco is working together with other HOA managers is the Sandy beach and they are going to City Council in Puerto Penasco, if they can convince the City Government to change our Classification from Industrial to Tourism residential. Then the city must go to State Government and have them Change to the the correct Classification and the our water rate would be cheaper. (don't forget this is Mexico and this might take a while) 4.PROPANE TANKS-belongs to the propane Company and up keep is done by the Propane Company. 5.HEATED POOL/HOT TUBS-NO heated swimming pools due to so few owners/renters but if there is owners or renters they will turn on the Hot tub per request. Talk to Francisco or the rental company. 6.HOA managers from following Projects meet and work together to build a prosperous and safe Sandy Beach for all of us to use and future investors.
