Response to Owner E-mail - Communication from HOA Board Member Dan Dimovski January 13,09 I have two units in Las Palmas and I care very much about our community. I had many of the same questions you do now. When I attended the annual meeting over a year ago I happened to raise some concerns and somehow ended up getting voted in on the HOA Board. We have two positions up for elections at our next meeting on January 31,09. I encourage you and anyone else that believes they can assist to run for office. The last meeting in November of 2008, there was no one at the meeting that wanted to run. I have posted on the website the meeting agenda and the proposal information to re-structure our current HOA fees so they reflect fees based on size and square footage as opposed to one HOA fee for all sizes. To make this change it will require 75% of all owners in good standing at our next meeting. If all owners are in good standing this means approximately 128 owners will have to vote for the change. I urge everyone to vote. It you cannot attend in person please send your proxy. Regardless of how much we discuss issues without participation, there can be no change. All owners can go to our official Las Palmas / HOA website at www.laspalmashoa.com and obtain documents including proxies, information about the current issues, meeting information, meeting agenda proposed HOA fee re-structuring etc. As you mentioned our 2008 budget for Las Palmas has around $690,000.00 U.S. As an owner of two units, I too would like to see the budget come down. Although we can do things to bring certain areas down, at the same time our resources are limited. At some point for every dollar we cut a service or level of standard at our resort will be impacted. Respectfully, the budget is voted on every year by all owners in good standing that attend the annual meeting or send their proxy. When it comes to the annual budget or voting on an HOA board member all owners bear the responsibility. This is why I stress and make it my crusade to mobilize as many owners to participate in the direction of our community. Ultimately, this can be done by attending the annual meetings and voting in person or forwarding your proxy on your direction. Lately, I have been speaking to many owners via e-mail and by phone and have found that each and every one has very good ideas or concerns regarding our community. Aside from the major concerns such as our current HOA fee structure and expenses, the priority of concern seem to be different from everyone. As an HOA member the challenge is to try to represent as many owner views as possible and still operating our community effectively and efficiently. For the record, 1) I am for working on getting the budget under control and minimizing our expenses to reflect our current economic situation. I will not vote for a budget that I believe does not reflect this. 2) I am for supporting re-visiting our current HOA fee structure along with other owners attending our last meeting to reflect a more fair assignment of fees based on square footage and more proportionate to size as opposed to one fee for all. I have proposed a fee structure to reflect this and will be voting on it at our next meeting. 3) I am for and support a better form of communication. With the help of other owners more specifically Ross Anfuso, the HOA in the past year has approved a new owners website that is becoming the place to obtain HOA information, issues, concerns ,documents, other communication etc www.laspalmashoa.com . An agenda for the January 31,09 meeting is also available on our website. 4) The HOA and myself has appointed representatives for each building as well as one for the villas. There roll is to assist the HOA in communicating major issues to their respective owners of each building and to encourage them to participate and vote. As we speak, they are contacting owners and trying to communicate our situation and if they cannot attend encouraging them to give them their proxies. There are many challenges to making changes If we want change we have to actively participate. I challenge all of the owners to make a difference and participate in the next meeting. FYI – For those owners attending the January 31,09 meeting, I look forward to speaking to you in person and hope that you can attend the same Superbowl party the next day upstairs in the game room area of our clubhouse.
