MANAGER’S UPDATE
MARCH / MAY - 2008


Dear Las Palmas Home Owners,

March as crowded as usual was an excellent rental month and the start of the season for this 2008. As we have done over the last 3 years, we have continued to make changes, adjustments & improvements to common areas and turning our resort into a more operational development different from its original developer’s design.

Las Palmas is by far the resort with the most landscaped areas in Sandy beach territory. We have continued to adapt those areas difficult to maintain because of lack of enough sunlight, difficult to access with our landscaping equipment, narrow areas that take much time to work on, etc.

We took grass out of those areas, cancelled the irrigation lines & apply stone/gravel on them making a clean – nice look and most of it with the advantages of creating low maintenance areas, improving water pressure to other areas, getting parts for the irrigation system in place such as: nozzles, sprinklers, bubblers & more, but most importantly saving water by reducing irrigation on those stoned areas.


The back area of Club House pool up against villa 11 wall was one of the improved areas.


This narrow area was difficult to access by the lawnmower and trimmer and would frequently turn very muddy because of people’s water splashing from main water slide.

The narrow alley between Villa 11 and Club house pool wall divider was improved.


Same working procedure of removing grass, cancelling irrigation lines, applying gravel/stone and building a small stone-finish divider wall between grass & stone area was worked on:
•   The narrow alley between Villa 10 and Club house pool wall divider
•   The narrow alley between Villa 10 and Villa 9

•   The narrow alley between Villa 9 and Pathway

•   The narrow alley between Villa 8 and Pathway

•   The narrow alley between Villa 8 and Villa 7

•   The narrow alley between Villa 7 and Villa 6


On the other side, the same working procedure of removing grass, cancelling irrigation lines, applying gravel/stone and building a small stone-finish divider wall between grass & stone area was worked on:
•   The narrow alley between Villa 11 and Villa 12

•   The narrow alley between Villa 12 and Pathway

•   The narrow alley between Villa 13 and Pathway

•   The narrow alley between Villa 13 and Villa 14

•   The narrow alley between Villa 14 and Villa 15

Brand-new Building signs were installed on each building’s level. This new signs match the new buildings trim color & look a lot nicer than the former ones, acrylic covered to protect from vandalism.

High traffic buildings areas by elevator entrance are being re-painted as we have done several times before and will continue to do as required.

Broken Elevator hallway level displays have been replaced in BONITA & BAJA Buildings.


Baja Building front/parking area was also improved by placing gravel/stone.

Grande Building front/parking area underwent the same treatment

Condominiums main doors re-painting project is currently underway starting with Baja Building. Grande, Bonita & Delphin buildings will be next respectively.

Club house pool kid’s water slide stairs were repainted & set to go for the summer season.

Grass and Palm trimming is constantly carried out to keep our landscaped areas in good shape.

All 20 Villas Re-paint Jobs have been successfully accomplished.

We’re about to start with Baja Building front beach area Painting along with its patio rails. Building wall area re-painting job is to start shortly and patio rails re-painting will be carried out in coordination with dolphin beach rentals for those condos on the rental pool first, so we do not interfere with normal rental activity. Owners out of Dolphin rental pool and with private occupancy activity, please report to the HOA the available dates where the rail repainting job can be performed (usually 2-3 days). We will take care of BAJA building first. Owners of other buildings (Grande, Bonita & Delphin) who are not on Dolphin Beach Rentals rental pool will be instructed to provide their condo occupancy information once Baja Building is done.

BAJA Building pool cool deck full repair is scheduled to start right after Memorial Day weekend.

Swim-up Bar is also going to be improved, We’re going to tile stairways & floor, we’ll make a concrete base right in the middle and will build a nice wood furniture on it, we’ll have its countertop all tiled along with the required fixtures to convert this area more operational & attractive to the public.

We have also faced unexpected challenges that our building maintenance guys have been able to take care of.
Major leaks caused by main water pipelines connecting whole columns have tested our maintenance staff skills but have managed their way to get all repaired. Baja & Bonita Building have been the ones involved and taken care of.

Digital telephone & High-speed internet service infrastructure is finally completed. Interested Owners in getting the service inside their condos-Villas should contact Dolphin Beach Rentals for further details.
