DAMAGE TO CONDO CAUSED BY OTHERS

Dan asked me to post this notice:

Each condo is responsible for any damages it incurs on any other condo. The repairs to units by the rental company are based on agreements between the rental company and the owners the rental company has agreements with. The principle is the same as the responsibility of owning a house. If you cause damage to your neighbors property or home then you are liable for the damages. The HOA highly recommends that all owners obtain condo insurance for such matters since something like a leak from a hot water tank, if on one of the top floors has the potential to damage all units below and could become costly to the owner where the problem arose.



It is not the responsibility of the HOA to fix such repairs however the HOA will assist the owners in notifying each other and being the intermediary between owners by contacting our HOA Manager Fransisco.

I will be recommending water heater leak pans & alarms and automatic shut off valves for purchase (about $100) plus installation to help protect our units from water damage.

Water heater failure seem to be the single largest cause of damage to our units. Many hot water tanks have not been replaced and it should be strongly considered by every owner to replace their original tank ASAP.
